Not every engineered floor is made to be sanded and finished on site. For this kind of project the floor needs a real hardwood wear layer with enough thickness to sand properly. We spec sandable engineered construction: a genuine wood surface over a stabilizing core, so the floor can be finished in place while still offering more flexibility over concrete, lower levels, and wider plank formats.

Imported and exotic species can offer dramatic color, hardness, and grain, but availability, sourcing, color change, and installation considerations vary widely. We'll help confirm whether a species makes sense for your project before recommending it.

From raw planks to a finished floor
Every site-finished floor follows a careful sequence. The key difference is that color and sheen are chosen on your actual floor, not from a small chip in a showroom.

Deliver & Acclimate
The wood is brought into the home and allowed to adjust to the space before installation.

Install Unfinished Planks
Glued or nailed, depending on the product and subfloor, so the floor is secure enough to sand and finish.

Sand Flat in Stages
Sanded through multiple grits to create a smooth, continuous surface.

On-Floor Stain Samples
Stain options are tested on your boards, in your lighting, before the final color is chosen.

Stain
The selected color is applied evenly across the floor.

Seal & Finish Coats
The selected system is applied in multiple coats, with proper abrasion between coats when required.

Cure & Walk-Through
Once the finish has hardened, we review the completed floor with you and explain the return-to-use timeline.

The price comes from two parts: the engineered plank itself, and the site-finishing we apply after it's installed. Wear-layer thickness, core construction, cut, plank size, finish system, and job-site conditions all move the range from more affordable to more premium.
Wear Layer
The real wood on top. For a site-finished floor it needs to be thick enough to sand properly — and a thicker wear layer gives the floor more long-term refinishing potential.



Veneer Cut
How the face is cut from the log affects the grain, the visual character, and how evenly the floor accepts stain.



Core & Plies
The core affects stability, flatness, and how well the floor performs during sanding and finishing.



Total Thickness
Total thickness affects the feel underfoot, transition height, and how the floor meets adjoining rooms.



Grade & Character
Grade affects how clean, varied, knotty, or character-rich the boards appear — it’s about the look you want, not simply better or worse.
